What Property Managers Should Look for in an Elevator Maintenance Contract
2026-07-16 · Vertex Elevators
Elevator service contracts are notoriously opaque, and many buildings pay for coverage they never actually receive. Here is what to check.
Coverage and response times
Look closely at what is actually included versus billed as extra, and at the guaranteed emergency response time. In a residential building, a slow response to an entrapment is both a liability and a resident-relations problem. The contract should spell out response commitments clearly.
Compliance and transparency
Your contract should keep devices inspection-ready for TSSA and provide clear documentation. If you cannot easily tell what your current provider is doing each visit, that is a red flag worth a second opinion.
